Fitout options cover the full interior and exterior system: wet areas, electrical and data, climate control, doors, windows, security hardware, access and branding, all configured and installed at the factory before the unit ships. A prefab container office leaves the production line as a finished workspace rather than a shell plus a local trades list. One supplier holds the design, the build and the quality records. Design

Custom Shipping Container Office Design

A custom shipping container office is designed to a documented floor plan before manufacture. Room count, partition positions, door and window placements and fitout level are fixed at the drawing stage, not cut into a finished box after delivery. Layouts run from a single room to multi-room and split-level designs. Common briefs: site administration offices, first-aid and induction rooms, training rooms. Each design starts from an ISO 668 envelope, giving roughly 6.7 m² on a 10ft platform to 26 m² on a 40ft. Insulation & Climate

Insulation and Climate Control

SCS fits 50mm EPS wall and ceiling panels as standard, PIR fire-rated on mine-spec builds, and sizes reverse-cycle air conditioning to the insulated unit. An insulated site office container holds a working temperature where a bare steel shell cannot, and a container office with aircon is the default configuration: a 7kW split system cools the unit. A container office with toilet removes the walk to shared site ablutions, a container office with bathroom adds shower and hot water in the same footprint, and plumbed configurations are specified to AS/NZS 3500.

Compliance and Certification for Custom Builds

Custom builds are specified to the deployment market's standards: AS/NZS 3000 electrical, AS/NZS 3500 plumbing on wet-area configurations and NCC-compliant materials on standard commercial builds and above, all on ISO 668 and ISO 1496 donor shells. CSC applies in international transport, and cutting apertures affects the plate, so SCS addresses transport certification at the design stage, not after the build: the 10ft joinable pair, CSC-plated as a single 20ft High Cube, shows the approach. Mine-spec builds carry full Australian Standard mine-spec electrical, and builds to DNV specifications sit under our DNV offshore containers range, not as custom office variants.

The Three-Tier Fitout Ladder

Fitout level follows a three-tier ladder, from entry-level builds to full mine-spec. Each tier below lists what the build includes. Specifications conform to industry standards (ISO, AS/NZS, DNV where applicable); confirm to project requirements.

Entry-Level

Cargo-worthy donor shell, EPS insulated panels, timber or plywood flooring, basic electrical, reverse-cycle air conditioning optional, sealed weatherproof shell.

Standard Commercial

One-trip or near-new donor shell, 50mm EPS walls and ceiling, vinyl flooring, full AS/NZS 3000 electrical fitout, reverse-cycle air conditioning standard, NCC-compliant materials, certifiable with engineering documentation.

Mine-Spec

Purpose-built new High Cube shell, 50mm fire-rated PIR, 150mm coved commercial vinyl, mine-spec electrical, Daikin split-system, smoke alarms, exit lighting and illuminated safety signage.

Can you add a toilet to a container office?

Yes. Toilets, washbasins, showers and full ensuites are factory-installed wet-area options. The build runs supply and waste through the floor, wet-area flooring is waterproof with waste outlets, and Australian deployments are plumbed to AS/NZS 3500. Wet areas are positioned on the floor plan at the design stage.

What insulation options are available for container offices?

SCS fits 50mm EPS wall and ceiling panels as standard, and 50mm fire-rated PIR on high-compliance and mine-spec builds. Across the category, EPS is the cost-effective option, PUR the higher-spec step and PIR the fire-performance-rated system. Climate and compliance requirements drive the choice.

What is a flat pack container office?

A flat pack container office is manufactured as folding panels rather than a rigid welded unit, so several offices ship in the freight volume one assembled unit occupies. Panels are assembled into a finished office on site. The format suits multi-unit orders and routes where freight cost outweighs assembly time. An expandable container office folds out on site into floor space larger than its shipped envelope, and a foldable container office packs back down for redeployment between projects.

Can container offices be joined together?

Yes. Joining kits connect units into wider layouts, and joining two 40ft units yields around 50 m² of connected floor space. Two 10ft units ship coupled as a single CSC-plated 20ft High Cube and separate on site. For larger compounds, SCS builds multi-unit office complexes as engineered assemblies.

Are custom office electrical fitouts compliant with AS/NZS 3000?

Yes. AS/NZS 3000 is the baseline electrical specification on every custom site office: switchboard, RCD protection, GPO outlets and LED lighting, with three-phase circuits where the load calls for them.
