SCS builds the range in three models, the LS22 (20ft), LS32 (30ft) and LS42 (40ft), all sharing the same fold-out engineering: a 2,250 mm transport width that opens to 6,280 mm on site. Each unit uses 75 mm insulated wall panels over a 3 mm powder-coated steel frame, double-glazed Australian-standard windows, and Bulu Board flooring with PVC covering.

Overview

What Is an Expander Home?

An expander home is a steel-framed dwelling that folds for transport and opens out on site into a full living space. These expandable container homes arrive complete, with a kitchen, a bathroom, and one to three bedrooms, ready to live in the same day. Expandable homes ship folded at standard container width, then open out on site to roughly three times that width, with the fit-out, electrical, and plumbing already done.

20ft, 30ft and 40ft Sizes

The LS22 is the 20ft expander and the smallest at 37 m2, a two-bedroom unit suited to a backyard dwelling or guest cabin. The LS32 is the 30ft expander, opening to 55 m2 in several layouts: standard two-bedroom, two-bedroom with walk-in robe and laundry, or an open Empty version for self-fitout. The LS42 is the 40ft expander, the largest at 72 m2 with up to three bedrooms and the same options. The LS32 and LS42 are made to order, and most sizes come with or without weatherboard cladding.

Build

How the Expansion Works

The fold-out defines the expander home, also sold as a fold out container home. It leaves the factory closed at 2,250 mm transport width; on site the side sections fold out and lock, and a unit opens in hours, not weeks. The 3 mm powder-coated steel frame and 75 mm insulated panels carry the structure folded and open, and the pre-installed electrical and plumbing connect once open. SCS Global builds at its own factory in Yixing, Jiangsu, China, and every expander order includes a new 40ft High Cube shipping container.

Australian Compliance and Approval

Expander homes used as dwellings are built to the National Construction Code (NCC 2022), with electrical work to AS/NZS 3000, plumbing to AS/NZS 3500, and double-glazed windows to the Australian glazing standard. SCS wires and plumbs every unit to those standards at the factory. As with any relocatable dwelling, final approval for an expander home in Australia rests with the local council, and what's required depends on the state and the land zoning. Because the unit folds to a standard transport width, it moves to site under normal road handling without an oversize load permit. The maritime container marks that appear on freight containers cover shipping, not habitable buildings, so they don't apply here.
